"Multiple cities have planned to 'adjust and re-auction' land: increasing the proportion of residential land, prompting housing companies to actively acquire land"
Since the beginning of this year, there has been a phenomenon in many cities' land markets where land parcels are re-auctioned after "adjusting their planning", becoming a new focus in the land market. According to incomplete statistics, since 2024, many first and second-tier cities including Shanghai, Shenzhen, Guangzhou, Wuhan, Ningbo, and Changsha have had land parcels re-enter the market through adjusted planning. Cao Jingjing, the general manager of the Index Research Department of the China Index Research Institute, pointed out that land parcel "adjustments" mainly involve reducing floor area ratios, reducing commercial proportions, relaxing capacity rules, and other methods to increase the development value and market attractiveness of projects.
