After the new real estate policy was introduced in Shenzhen on September 5th, on September 12th, many banks such as ICBC, CCB, ABC, SPD Bank, and Shanghai Bank issued announcements regarding the optimization and adjustment of the pricing mechanism for commercial personal housing loans. The announcements all indicated that, starting from that day, based on the latest policy, there will no longer be a distinction between first-home and second-home loans. The specific interest rates for commercial personal housing loans for each customer will be determined in accordance with Shenzhen market interest rate pricing self-discipline requirements, and will be reasonably determined based on factors such as bank operation conditions and customer risk status. It is worth noting that several banks also mentioned that, due to the new policy, the dynamic adjustment mechanism for some existing housing loan customers has been triggered, and from that day onwards, some second-home loan applicants can submit their applications, with successful applications taking effect on the same day and being able to be checked the following day.
