In the first half of the year, luxury homes in Shanghai accounted for 80% of the national total. Experts say that the potential buying power for luxury homes is still very strong.
Recently, in several core cities, scarce assets have been put up for auction online, with starting prices exceeding one billion yuan. In the past two years, with the surge in transactions of luxury homes, the "billionaire luxury home" category has become increasingly popular, including new products such as large flat units and duplexes as well as scarce villas and old western-style houses in the auction market and second-hand market.
The Shanghai luxury housing market, as an important barometer of the national real estate market, occupies a significant position in the "billionaire luxury home club". According to statistics from the Shanghai E-House Real Estate Research Institute, in the Shanghai new housing market, the number of luxury home transactions with prices exceeding one billion yuan in the first half of this year reached 15 units, one more than in the first half of 2024.
In comparison with the national new housing market, a total of 19 billion-yuan luxury homes were sold in the first half of this year, with 15 sold in Shanghai and the remaining 4 sold in Shenzhen and Guangzhou. This indicates that nearly 80% of billion-yuan luxury homes come from the Shanghai market. Yan Yuejin, deputy director of the Shanghai E-House Real Estate Research Institute, stated that in the Shanghai market, "billion-yuan luxury homes" are mainly located in areas such as Huangpu, Xuhui, and Hongkou, with strong attributes of old urban areas. Various funds still consider "billion-yuan luxury homes" to be scarce assets, with strong potential purchasing power. In the second half of the year, various funds will continue to enter the luxury housing market. With the supply of quality land and the maintenance of high premium rates in the land market, better quality projects will emerge, providing support for the luxury housing market and further promoting the development of the luxury housing transaction market.
