After the land regulation in Bao'an District of Shenzhen, a transaction worth 8.64 billion yuan was completed, with a premium rate of 34.8%.
In Shenzhen's Bao'an District, a residential plot of land was sold at a premium of about 35% after a planning adjustment. On August 15, Shenzhen welcomed its third land auction of the month, and a residential plot of land in the Xinan Street, Bao'an District was successfully sold. According to the transaction result, after 187 rounds of bidding, the plot of land was acquired by Shenzhen Zhaoshun Real Estate Co., Ltd. and Shenzhen Runkun Real Estate Co., Ltd. for 8.64 billion yuan. The plot of land, with the land number A002-108, is located at the southwest side of the intersection of Ji'an South Road and Jinke Road in the Xinan Street, Bao'an District. The land area is 42,521.94 square meters, with a total construction area of 145,000 square meters, including 125,000 square meters for residential buildings, 18,350 square meters for commercial use, 300 square meters for property service buildings, 700 square meters for community support buildings, and 650 square meters for a small fire and rescue station. This plot of land is the A002-60 plot originally planned to be sold on April 30, with a starting price of 8.627 billion yuan. However, the sale of this plot was announced to be suspended before the auction. Subsequently, the plot underwent planning adjustments, significantly reducing the commercial land ratio and increasing the residential land area ratio, with the floor area ratio decreasing from the original 5.7 to 3.4. In July of this year, the plot was re-listed with a starting price of 6.409 billion yuan.
