The small border town of Hegang, which once had a reputation for "cabbage-priced" properties, is now breaking away from its low-price image in the real estate market under the combined effects of industrial transformation and ecological value. It has built several high-end smart communities. Recently, a new property in the Xiangyang District of Hegang has attracted attention, with many out-of-town visitors placing orders. The sales center introduced that the community is positioned as high-end residential, mainly consisting of small high-rise and small western-style houses with sunken terraces. The property management fee is 2.35 yuan per square meter, and a parking space is priced at 200,000 yuan. Based on a unit price of 5,500 yuan per square meter, a three-bedroom, one-living-room unit of 176 square meters is priced at around 970,000 yuan. The sales center staff also stated that the average price of the houses is around 5,000 yuan per square meter, which is considered relatively high-end in Hegang. Approximately 10% of buyers are from out-of-town.
