According to the director of the Hong Kong Real Estate Research Department, Wang Pindi, based on data from the Land Registry, as of the 24th of this month, there have been 649 registrations of second-hand residential properties (including second-hand private residential and second-hand public housing) valued between 5 million and 10 million Hong Kong dollars, a decrease of about 26.3% compared to the same period last month. If the current registration progress is taken into account, it is expected that there will be less than 850 registrations for the whole month of February, reaching a new low for the year. Since it takes time from signing the sales contract to submission for registration at the Land Registry, the cases registered in February generally reflect the market conditions in January.
In terms of the registration volume of second-hand residential properties valued between 5 million and 10 million Hong Kong dollars in Hong Kong Island, Kowloon, and the New Territories, the performance compared to the same period last month is as follows: Hong Kong Island registered 139 cases, a decrease of about 8.6% compared to the same period last month; the New Territories registered 323 cases, a decrease of about 29.8% compared to the same period last month; and Kowloon registered 187 cases, a decrease of about 30.5% compared to the same period last month.
In addition, in terms of the ranking of the registration volume of second-hand residential properties valued between 5 million and 10 million Hong Kong dollars in residential estates this month, The Regalia in Sunrise ranked first with 22 registrations, a decrease of about 4.3% compared to the same period last month; The Vista Paradiso ranked second with 17 registrations, an increase of about 30.8% compared to the same period last month; and Whampoa Garden ranked third with 15 registrations, an increase of 25% compared to the same period last month.
