The US building price index has stabilized after five consecutive weeks of decline. The confidence index stands at 64.5 points, down 2.4% from the previous month.

The latest "Colliers Confidence Index" is 64.5, a decrease of 2.4% compared to the previous report. Several new properties in the Hong Kong property market have been priced before the budget announcement, and are being advertised at low prices to attract attention. Some owners who are eager to sell have lowered their prices to attract buyers, leading to an increase in discounted properties and a decrease in confidence index, which has been falling for two consecutive weeks.
In terms of property prices, the latest "Colliers House Price Index" is 127.49, a slight increase of 0.02% compared to the previous report, marking a stabilization after five weeks of decline. Despite this, the Hong Kong property index is still down by 0.95% compared to four weeks ago, with a total decline of about 0.5% so far this year.
Colliers Property Chief Analyst Liu Jiahui pointed out that according to the percentage of discounted properties on the Colliers Property website, the New Territories have the highest percentage of discounted properties among the three regions in Hong Kong. When subdividing by specific areas, the three areas with the highest percentage of discounted properties are Tin Shui Wai, Tsuen Wan, and Siu Sai Wan / Lai Chi Kok.
When dividing by property size, units in the B category with a practical area of about 431 to about 752 square feet have the highest percentage of discounted properties, followed by A category units with a practical area of about 430 square feet or less, and then C category units with a practical area of about 753 to about 1075 square feet.
Looking at the trends in property prices in three different regions, there are varying changes. The latest "Colliers Island House Price Index" is 135.07, a decrease of 0.53% compared to the previous report; the latest "Colliers Kowloon House Price Index" is 131.1, a decrease of 0.36%; conversely, the latest "Colliers New Territories House Price Index" is 117.12, an increase of 0.56%.
Comparing to four weeks ago, property prices in all three regions have declined, with the Island, Kowloon, and New Territories areas falling by 0.51%, 1.07%, and 0.99% respectively. As for the year-to-date changes in property prices, the Island and New Territories areas have seen declines of 0.63% and 0.9% respectively, while Kowloon has seen a slight increase of 0.05%.
