Shanghai's New Regulations on "Good Houses" Have Arrived

The Shanghai Municipal Planning and Natural Resources Bureau has issued a notice on the promulgation of "Several Opinions on Further Promoting the Improvement of Housing Quality in this City", which means that the construction of "good houses" in Shanghai in the future will be more standardized. The most concerned by the majority of home buyers is the new indoor construction area calculation standard. Currently, the "three-balcony" layout has appeared in the Shanghai new housing market, which can achieve a close to 100% utilization rate. In the latest opinions, the regulations on balcony capacity are as follows: if the balcony meets the following conditions at the same time, the area will be calculated as 1/2 of its horizontal projection area in the volume ratio: the total horizontal projection area of each balcony is not greater than 10% of the building area of the unit type, and not greater than 16 square meters. For unit types with a building area of less than 80 square meters, a balcony with a total area of not greater than 8 square meters can be set; the design depth of each balcony does not exceed 1.8 meters. The area of the balcony construction exceeding the above situation should be calculated in the volume ratio according to the full area of its horizontal projection area.
