Recently, Cheung Kong Industries, under which Henderson Land Development is a subsidiary, concentrated on promoting four projects to Hong Kong buyers: Huizhou Longpo Garden, Zhongshan Longpo Garden, Guangzhou Yicui Manor, and Dongguan Haiyi Haoting, totaling 400 units with a minimum total price of 400,000 yuan. Taking Longpo Garden in Huizhou as an example, the price per square meter for a one-bedroom unit of 51 square meters was previously between 10,400 and 14,000 yuan, but now a one-bedroom unit on a middle to high floor of 51.34 square meters is priced at 443,000 yuan, equivalent to approximately 8,632 yuan per square meter. The price for villas in Dongguan Haiyi Haoting dropped from 44,000 to 68,000 yuan per square meter in May 2023 to 18,000 to 36,000 yuan per square meter in June of this year. The journalist noticed that this "selling old properties as new" strategy not only continues Li Ka-shing's family's strategy of "acquiring land at low prices and developing for the long term" but also reflects a significant increase in the demand for Hong Kong people to buy property in the north.
