JLL published a report indicating that the Grade A office market in Hong Kong continued to improve in May despite the completion of new projects, with the overall office vacancy rate dropping to 13.6%. In four of the five major commercial districts, vacancy rates have decreased. The vacancy rates in Central, Tsim Sha Tsui, and Kowloon East fell by 0.1 percentage points to 11.6%, 7.8%, and 20.9% respectively. The vacancy rate in Wan Chai/Causeway Bay decreased by 0.2 percentage points to 9%, while the vacancy rate in Eastern Hong Kong Island rose slightly by 0.2 percentage points to 14.2%. In May, the overall leasing market recorded a positive net absorption of 192,000 square feet. Additionally, office rents continued to decline slightly by 0.3% monthly. The most significant decrease was in Eastern Hong Kong Island, which dropped by 1%, followed by Kowloon East at 0.7%. Central, Wan Chai, and Causeway Bay saw decreases of 0.4% and 0.2% respectively.
