The CSI REITs Total Return Index has accumulated a 12.54% increase so far this year, with consumer and guaranteed rental housing REITs leading the way. "Dividends," "expansion," and "unlocking" have become the main themes for secondary market strategies for public REITs. Industry insiders say that as the system continues to be improved and liquidity mechanisms are gradually optimized, REITs are accelerating from policy-driven to market-driven, becoming an important asset allocation tool in the "fixed income+" era. From the current market structure, original equity holders, insurance funds, and securities firms' proprietary trading remain the core investment forces in public REITs, with a combined holding proportion of over 60%.
