Recently, the land transfer announcements in Hangzhou, Wenzhou, Beijing and other places have successively released clear signals: to require the quality of residential buildings to be prioritized at the land end, and local authorities guide real estate companies to build "good houses" from the source by establishing technical standards, design guidelines, and other means in the conditions for land transfer. Specifically, on May 20th, Hangzhou released a total of 3 residential land parcels, with a total revenue of approximately 4.249 billion yuan, and an overall average premium rate of as high as 41.4%.
"The biggest highlight of this land auction is that the first batch of land parcels that have implemented the 'Hangzhou Residential Quality Improvement Design Guidelines' have officially entered the market. The guidelines propose specific indicators in terms of building facades, intelligent configurations, green energy efficiency, residential functions, etc., aiming to force real estate companies to optimize the details of residential products through institutional means," said Gao Yuansheng, Executive Vice President of China Index Research Institute's East China region.
