With the release of pent-up demand from the Spring Festival and the demand for enrollment concentrated in March, the activity of the Beijing second-hand housing market has declined since April, but the total monthly second-hand housing signings still exceeded the "flourishing and withering line". Data shows that in April, Beijing's second-hand housing residential signings reached 15,569, a decrease of 19.05% compared to the previous month, and an increase of 16.59% year-on-year. The overall listing price in the city has slightly decreased, with buyers still having the bargaining advantage. According to data from Wheatfield Real Estate, the average listing price for second-hand housing in the city in April was 87,100 yuan per square meter, a decrease of 0.7% compared to the previous month and a decrease of 2.9% year-on-year. At the same time, differentiation in the Beijing property market is still ongoing. Zhang Dawei, chief analyst at Central Plains Real Estate, stated that currently around 50% of second-hand housing in Beijing has seen obvious price increases, but some properties are still in the process of bottoming out.
