Zhongyuan Real Estate: In July, Hong Kong recorded 767 transactions of new private residential properties, a month-on-month decrease of 61.3%, reaching an 18-month low.
According to the Zhiyuan Finance APP, Yang Mingyi, Senior Co-Director of the Research Department at Central Plains Real Estate, stated that in July 2026, the overall registration of property sales contracts (including residential units, parking spaces, and commercial properties) recorded 6,715 transactions, with a total value of HKD 51.747 billion. This represents a decline of 28.8% and 37.5% compared to June's figures of 9,434 transactions and HKD 82.845 billion. Both the number of transactions and total value are the lowest since August 2025, which saw 6,462 transactions and HKD 47.775 billion. In the primary residential market, there were 767 transactions valued at HKD 15.79 billion in July, down significantly by 61.3% and 45.6%, respectively, from June's 1,983 transactions and HKD 29.02 billion. This marks the third consecutive month of declining primary market activity, with the transaction count falling below 1,000 for the first time in 17 months, reaching a new low of 758 transactions since January 2025, while the total value hit a new low of HKD 14.79 billion since May 2025. In June, developers slowed down the pace of launches, resulting in a significant decrease in primary registrations.
