J.P. Morgan expects Hong Kong property stock prices to remain weak; by contrast, it is more bullish on rental income stocks Swire Properties (01972), Wharf REIC (01997), and Hongkong Land.
J.P. Morgan released a research report stating that the Policy Address and Hong Kong's first "Five-Year Plan" did not bring major surprises. For the private residential market, despite many proposals previously put forward by various parties, the only measure that could be considered a slight positive was limited to a HK$20,000 stamp duty exemption for families with newborns. However, the bank believes this move is intended to encourage childbirth rather than boost the residential market (given that home prices have already risen 12% year-to-date). As for the "Five-Year Plan," the key performance indicators it proposed are slightly less aggressive than the bank expected. The policy focus remains on accelerating the development of the "Northern Metropolis," which benefits HENDERSON LAND (00012) and SHK PPT (00016), but this was already anticipated by the market. In the near term, affected by interest rate hikes and uncertainties related to outbound direct investment (ODI), the bank expects Hong Kong property stock prices to remain weak; by comparison, it prefers rental income stocks SWIREPROPERTIES (01972), WHARF REIC (01997), and Hongkong Land. For the banking sector, the "Five-Year Plan" sends positive signals, as it consolidates Hong Kong's status as a major financial hub and demonstrates the policy's continued commitment to RMB internationalization. The related measures should benefit wealth management and corporate and institutional banking (CIB)/financial markets businesses, with STANCHART (02888) and HSBC HOLDINGS (00005) being the main beneficiaries. At the same time, plans to support the "Northern Metropolis" and technology financing are expected to drive bank loan growth in the long run; given its more robust capital position, BOC HONG KONG (02388) may have greater upside growth potential than peers. However, since no entirely new initiatives were announced in the plan and implementation details for long-term goals remain unclear, the bank does not expect to raise earnings per share forecasts until policy execution clarity improves, and believes the short-term share price reaction may be relatively muted.
