Maoye International (00848) announced that Maoye Commercial (600828.SH) intends to use the building at 28 North Tianfu Avenue, Chengdu Maoye Center, part of which is held by its wholly-owned subsidiary Chengshang Group Holdings Limited (hereinafter referred to as "Chengshang Holdings") and its related party Chengdu Chongde Investment Limited (hereinafter referred to as "Chongde Investment"), to carry out the application and issuance of commercial real estate public REITs. At the same time, Maoye Commercial and its related party plan to jointly invest and participate in the strategic placement of commercial real estate public REITs shares in this issuance, subscribing for a stake representing 34% of the total fund shares sold (subject to the final subscription amount).

(hereinafter referred to as "Chongde Investment") to hold a portion of the building at Chengdu Maoye Center, No. 28 North Tianfu Avenue, High-tech Zone, Chengdu (subject to regulatory approval) as underlying assets to carry out the commercial real estate public offering REITs application and issuance work.
At the same time, Maoye Commercial and its affiliates plan to jointly invest in and participate in the strategic placement of the commercial real estate public offering REITs shares to be issued this time, subscribing for a stake of 34% of the total fund share sales (subject to the final subscription amount).
This time, Maoye Commercial is launching a commercial real estate public offering REITs, which can effectively activate existing assets. With this financial innovation product, Maoye Commercial can leverage social capital to participate in the investment and construction of new projects, further expanding its financing channels. As an equity financing tool, commercial real estate public offering REITs can unlock the intrinsic value of mature commercial properties, optimize Maoye Commercial's capital structure, improve its financial condition, and reduce its financial leverage ratio.
