In 2024, Zhongzhi Research released the ranking of Chinese real estate construction enterprises. In 2024, Greentown Management ranked first with a newly contracted planned construction area of 36.49 million square meters, far ahead. Xuhui Construction Management and Blue City Group ranked second and third respectively with newly contracted planned construction areas of 15.88 million square meters and 15.7 million square meters, leading the pack. In 2024, the newly contracted planned construction area by construction projects increased by 7.7% year-on-year, remaining stable compared to the previous 1-9 months, with a steady growth rate.
1. Analysis of Added Scale
In 2024, Greentown Management ranked first with a newly contracted planned construction area of 36.49 million square meters, far ahead. Xuhui Construction Management and Blue City Group ranked second and third respectively with newly contracted planned construction areas of 15.88 million square meters and 15.7 million square meters, leading the pack. The top five companies accounted for 42.6% of the newly contracted planned construction area, a decrease of 7.8 percentage points compared to the previous 1-9 months. By analyzing 28 typical construction enterprises (companies listed in the ranking of new construction scale of construction enterprises in 2023 and 2024), the new planned construction area of construction projects in 2024 increased by 7.7% year-on-year, remaining stable compared to the previous 1-9 months.
From the perspective of various construction enterprises, they generally show the characteristics of a stable top, and emerging middle. Specifically, the average new contracted planned construction area for the top five companies is 17.83 million square meters, with a year-on-year growth of 3.5%. Top companies find it difficult to maintain rapid growth due to their large scale, resulting in slower growth rates, which is consistent with the inherent characteristics of the service industry's growth rate. The average new contracted planned construction area for companies ranked 6-20 is 6.4 million square meters, with a significant year-on-year growth of 21.9%, the fastest growth among the three camps. Especially for new companies entering the field of construction, they are accelerating project expansion and rapidly growing in scale. The average new contracted planned construction area for companies ranked 21-30 is 1.71 million square meters, with a year-on-year growth of 6.2%.
In terms of individual quarters, in the fourth quarter of 2024 (October to December), Greentown Management ranked first with 9.29 million square meters of newly contracted planned construction area for construction projects. Xuhui Construction Management and Jinko Construction Management ranked second and third with newly contracted planned construction areas of 6.36 million square meters and 4.45 million square meters respectively. By analyzing 19 typical construction enterprises (companies listed in the ranking of new construction scale of construction enterprises in 2023 and 2024), the newly contracted planned construction area for construction projects in the fourth quarter of 2024 increased by 14.0% year-on-year. Throughout the year, construction companies in the first three quarters had relatively weak new project expansions, while some companies in the fourth quarter accelerated project expansions to boost performance.
In 2024, real estate construction companies actively laid out government construction projects. According to the list, Greentown Management ranked first with a newly contracted planned construction area of 11.45 million square meters. Rundi Management and Xuhui Construction Management ranked second and third, with newly contracted planned construction areas of 10.16 million square meters and 7.3 million square meters for government construction projects respectively. Currently, some companies are actively acquiring government construction projects such as affordable housing, urban village renovation, etc. On the other hand, they are constantly exploring new government construction models.
2. Analysis of Construction Sales Scale
In 2024, Greentown Management ranked first with a contract sales volume of 105 billion yuan in construction projects. With years of experience in the construction industry, Greentown Management, as a listed construction company, has prominent brand and marketing capabilities. Blue-Green Twin City and Jindi Management ranked second and third in construction project sales with sales volumes of 23 billion yuan and 17.71 billion yuan respectively. Although the number of enterprises in the sales scale ranking continues to increase, there are still significant differences in scale, which are closely related to the time of entry and the number of sales projects.
