According to the Zhitong Finance APP, Yang Caifang, a senior statistician from the Urban Division of the National Bureau of Statistics, interpreted the statistical data on changes in sales prices of commercial residential properties for July 2026. In July, among 70 major and medium-sized cities, the sales prices of commercial residential properties in first-tier cities overall rose month-on-month, while those in second and third-tier cities fell. The year-on-year decline in sales prices continued to narrow across first, second, and third-tier cities. In July, the sales prices of newly built commercial residential properties in first-tier cities remained stable after a month-on-month increase of 0.1% in the previous month. Specifically, Shanghai, Guangzhou, and Shenzhen saw increases of 0.2%, 0.1%, and 0.2% respectively, while Beijing experienced a decrease of 0.3%. The sales prices of newly built commercial residential properties in second-tier cities shifted from stable last month to a decrease of 0.1%. In third-tier cities, the sales prices decreased by 0.3%, maintaining the same decline as the previous month. Among the 70 major and medium-sized cities, there were 23 cities where the sales prices of newly built commercial residential properties either rose or remained stable month-on-month, an increase of 2 from the previous month.
