This is not just a simple encouragement document, but a solution that systematically clears the obstacles of replacement through model innovation and policy combinations. It aims to promote the transformation of the real estate market from "one-sided transaction" to a "positive cycle of stock-increment", realizing a win-win situation for citizens, enterprises, and the market. The innovation of Foshan's "replacement of old houses with new ones" policy lies in the participation of multiple real estate companies: Foshan Anju, Chancheng Anju, Nanhai Youju, Shunde City Rail, Gaoming Konggang Construction, Sanshui Anju, etc., as the acquisition entities; Foshan City Development, Foshan Urban Renewal, Foshan Lianzhi, Heyue Yaji, Shunkong City Investment, Yongdeli Commodity Trade, Sanshui Chanfa, Miaohui Real Estate, etc., provide new housing sources. This model determines the value of old houses through negotiation, sets a "contract protection period" to avoid blind price reduction, thereby opening up the closed loop of "selling old and buying new" and playing a role as a stabilizer in the market.
