According to the Shenzhen Housing and Construction Bureau, approximately 26,000 square meters of existing affordable housing in Shenzhen will be open for purchase to the third tier. The previous sales model, which required entering a waiting list, has become a thing of the past. The application conditions include: single individuals over the age of 30, the main applicant must have Shenzhen household registration, no property in Shenzhen, and at least 5 years of social security contributions. It is reported that there are currently two affordable housing projects open for purchase - Shanyue Bay in Nanshan District and Jinxi Garden in Longhua District. Shanyue Bay, the only affordable housing project in the core area, is particularly popular. With a total construction area of about 580,000 square meters, it is located about 500 meters from the under-construction Metro Line 15 Tonggang Road Station. It is also close to the top government kindergarten in Nanshan District and the Qianhai Innovative Education Group nine-year continuous school. The community has about 50,000 square meters of green space. The deadline for purchasing the project is March 11, 2026 at 6:00 PM, and it is expected to be delivered by the end of August this year. The starting price is approximately 2.55 million yuan, which is about 50% of the price of surrounding commercial housing, providing a low-threshold affordable housing option for families looking to buy a home in Nanshan.
