In the beginning of 2026, the land market is running smoothly and orderly, with the first batch of land supply lists being published in first-tier and key second-tier cities. High-quality land parcels will enter the market in large numbers after the Spring Festival, and the land market is expected to usher in a new period of activity. In terms of transaction performance, core cities such as Beijing and Shanghai completed their first land auctions of the year in January, with an overall steady pace. Shanghai held two land auctions, offering a total of 5 parcels of land; Beijing successfully completed its first auction of the year, with 3 residential land parcels being sold. Nationwide, the land market is primarily characterized by rational transactions, with corporate investments becoming more targeted. "Recently, many of the land parcels that have been sold are from the previous year's closing batch, showing more of a transitional characteristic between the old and the new. With the release of a new round of land supply plans, high-quality resources are being rapidly introduced to the market, and the window for corporate layouts is opening," said Yan Yuejin, deputy director of the E-House Research Institute in Shanghai, to reporters.
