At the end of the year, the Shenzhen property market has been stirred up again by a "sky-high" pre-sale permit. On December 22, the first batch of units in Zhongxin City's Kaiyue Bay, located in the core area of Shenzhen Bay, was approved, with a recorded average price of about 244,000 yuan per square meter, and the highest unit price reaching 380,000 yuan per square meter, breaking the record for the highest recorded price of new residential properties in Shenzhen's history, becoming the focus of the market. The focus of the property types is on high-end improvement needs, with the main products being large-sized flats with a floor area of about 302 square meters and 370 square meters, as well as two sets of products with 519 square meters and 658 square meters. The 658 square meter product, with a unit price of about 380,000 yuan per square meter, has set the "ceiling" for new property unit prices in Shenzhen. According to market information, the project will offer targeted discounts at the opening, and the discounted average price is expected to drop to around 220,000-230,000 yuan per square meter, to some extent lowering the threshold for purchasing a home. In terms of sales process, the project started online registration of intentions on December 23, and buyers need to freeze 5 million yuan per unit as a registration deposit, with the project scheduled to officially open on December 28th.
