The newly released report "Calculation of China's Housing Demand Space during the 13th Five-Year Plan" by the Institute of Housing Research predicts that in the next 5 years, although the peak of the total volume of the new housing market has passed, the annual increase in the size of the urban population is still quite large nationwide, and high-energy level cities that continue to attract population inflows still have potential in the market. The total demand for urban housing in the country is estimated to be approximately 49.8 billion square meters. The report also indicates that by 2025, the sales volume of new houses has dropped to a central level, but the current housing demand characteristics have shifted from being driven by rigid demand to being dominated by improvement. Compared to those who have rigid housing demand, the decision to purchase for improvement needs is more easily influenced by income expectations and market prospects. In the short term, there will still be some pressure on the volume and price of real estate sales, but as market inventory gradually declines and in conjunction with the repair of social expectations, the real estate industry in the later stages of the 13th Five-Year Plan is expected to gradually emerge from the slump.
