Midland Realty: Hong Kong property market sees both transaction volume and value rise in the year to date, hitting a 5-year high for the same period, with residential property as the main driver.
Sammy Tsang continued, noting that overall property registration volume and value have risen significantly this year, with residential property serving as the main driver.
Midland Realty analyst Sammy Po Siu-him pointed out that according to data compiled by the Midland Realty Research Center from the Land Registry, in 2026 (as of October 29), overall property registrations (including first-hand private residential, second-hand residential, first-hand public housing, industrial and commercial properties, pure parking spaces and others) totaled 74,368 cases, about 15.2% higher than the 64,582 cases in the first 10 months of last year; the amount involved reached HK$607.8 billion, also about 23.8% higher than HK$490.8 billion in the first 10 months of last year. Both the number of cases and the amount hit a 5-year high for the same period since 2021. The simultaneous rise in both volume and value of overall property this year reflects an improving property market performance.
Po continued that overall property registration volume and value rose significantly this year, with residential property being the main driver. According to the data, after excluding first-hand public housing, first-hand private residential and second-hand residential registrations combined totaled 63,378 cases in 2026 (as of October 29), up about 16.9% from the first 10 months of last year; the amount involved was about HK$549.4 billion, up about 29% year-on-year, showing that both the number of residential cases and the amount outperformed the overall market.
If calculated solely on second-hand private residential properties, among the 10 private residential estates with the highest second-hand registrations this year (as of October 29), 4 estates have already surpassed the first 10 months of last year. Among them, LOHAS Park, with the highest number of cases, recorded 846 cases, about 64% higher than the first 10 months of last year; Cullinan West, also a newer estate, saw registrations up about 56.6% year-on-year; Discovery Bay, ranking second in the number of cases, was also up about 35.9% year-on-year; Laguna City rose about 21.5% year-on-year.
It is worth noting that the registrations of LOHAS Park, Cullinan West and Discovery Bay mentioned above have already surpassed their full-year levels last year, with LOHAS Park up about 29% over last year's full-year level, and Cullinan West and Discovery Bay up about 18.8% and about 9.8% respectively. Second-hand transactions were active this year, with certain newer estates performing even better than traditional properties.
