All 147 units, with built-up areas of approximately 105-141 square meters, sold out on the same day. The transaction amount exceeded 1.236 billion yuan, and the subscription rate once reached 252%, triggering a points system.
Shanghai's property market "Golden September" momentum continues, with the improvement segment once again seeing sellouts on debut. According to monitoring data from Anjuke Shanghai, around the Mid-Autumn Festival holiday, Shanghai's second-hand homes recorded a cumulative online signing volume of approximately 20,300 units in September, a year-on-year increase of about 17%. On September 19, single-day online signings reached 1,495 units, setting a new high for the second half of the year. The Notice on Improving the Commodity Housing Sales System (known in the industry as the "828 New Policy"), issued on August 28 by the Ministry of Housing and Urban-Rural Development and two other departments, further established "what you see is what you get" as an industry orientation. Against this backdrop, on September 26, Yuexiu Tianyu, located in the Senlan International Community in Pudong, officially launched its first batch, with all 147 units ranging from approximately 105 to 141 square meters sold out on the same day, generating transaction value exceeding 1.236 billion yuan. The subscription rate at one point reached 252% and triggered a points system. A reporter's site visit found that Yuexiu Tianyu accumulated more than 370 subscription groups during the subscription phase, making it a rare high-heat project among recent new homes in Shanghai. The current market overall shows a divergent trend, with some new projects still seeing low subscription levels, as homebuying demand accelerates toward core locations and high-quality products. Tianyu's strong sales are directly related to the scarcity of the area. The Senlan area has had no residential land supply for four years, and improvement demand has continued to accumulate. The area is home to the twin industrial engines of Jinqiao and Shanghai Waigaoqiao Free Trade Zone Group, as well as approximately 262 hectares of Senlan Green Space. Located at the strategic node of Pudong's "One River, One Creek" initiative, it is the main receiving ground for high-end residential demand spilling over from northeastern Shanghai. High-quality product creation and core-area assets are highly sought after by the market. As Pudong's first elevated-slab product under the new rules after Shanghai's "926 New Regulations," Yuexiu Tianyu uses an approximately 5.3-meter full-area elevated slab to achieve pedestrian-vehicle separation and three-dimensional layering, creating an approximately 10-meter height-difference "green waterfall" courtyard and an approximately 2,860-square-meter semi-clubhouse. With a two-elevator, two-household design and no connecting corridors, the actual usable area ratio reaches up to approximately 95%, with an average price of 73,000 yuan per square meter. The choices of on-site homebuyers confirm this recognition. An improvement buyer from Pudong, Shanghai, said he had previously visited Tianyu's live display area. "The pedestrian-vehicle separation and garden experience brought by the 5.3-meter elevated slab are rarely seen in similar products, and the actual usable area ratio of the layout also exceeded expectations. After seeing the real thing, I basically made up my mind." In the current market environment, a project's past delivery performance is becoming an important reference for homebuyers assessing purchase risk. It is understood that around the same time as Tianyu's launch, Yuexiu Suhe Heyue Mansion recently completed centralized delivery, with a total of 528 homeowners taking possession in this batch, of which 402 households received delivery 3 months earlier than the contract date. The project simultaneously implemented delivery-with-certificate and clubhouse operation upon delivery. Against the market backdrop oriented toward completed homes, this project's delivery track record also provides a real-world sample for observing the closed loop of "strong sales high-quality delivery" among real estate developers. Industry insiders point out that the "828 New Policy" is reshaping industry logic, with market confidence concentrating toward core locations, high-quality products, and genuine improvement demand.
