Macau Monetary Authority: Newly approved residential mortgage loans fell month-on-month in July, while commercial property loans recorded an increase.

In terms of total outstanding loans, both residential mortgage loans and commercial property loans declined month-on-month.
The Macau Monetary Authority today (September 15) released statistics showing that newly approved residential mortgage loans fell month-on-month in July 2026, while newly approved commercial property loans recorded an increase. In terms of total outstanding loans, both residential mortgage loans and commercial property loans declined month-on-month. Newly Approved Lending Residential mortgage loans newly approved by Macau banks in July 2026 decreased by 40.9% month-on-month to MOP 860 million (same currency below). Of this, the resident portion, which accounted for 99.0% of newly approved residential mortgage loans, fell by 40.2% to MOP 850 million, while the non-resident portion decreased to MOP 8 million. The monthly average of newly approved residential mortgage loans from May to July 2026 was MOP 1.15 billion, down 7.7% from the previous period (April to June 2026). Newly approved commercial property loans increased by 191.6% month-on-month to MOP 3.03 billion, all of which were resident loans. The monthly average of newly approved commercial property loans from May to July 2026 was MOP 1.54 billion, up 43.7% from the previous period (April to June 2026). Total Outstanding Mortgage Loans As of end-July 2026, the total outstanding residential mortgage loans decreased by 0.4% month-on-month to MOP 201.12 billion, down 4.8% year-on-year; of this, the resident portion accounted for 96.8%. The outstanding residential mortgage loans of the resident and non-resident portions fell by 0.4% and 1.4% month-on-month respectively. The total outstanding commercial property loans amounted to MOP 132.32 billion, down 0.1% month-on-month and 9.0% year-on-year; of this, the resident portion accounted for 90.9%. The outstanding commercial property loans of the resident portion fell by 0.6% month-on-month, while the non-resident portion rose by 4.5%. Delinquency Ratios At end-July 2026, the delinquency ratio for residential mortgage loans remained at 3.6% month-on-month, down 0.1 percentage point compared with a year earlier; the delinquency ratio for commercial property loans was 5.6%, up 0.1 percentage point month-on-month and 0.3 percentage point year-on-year. Residential mortgage loans are credit facilities granted to individuals and companies secured by residential properties in the Macau Special Administrative Region (Macau SAR), including those for the purchase of residential properties and other purposes (such as refinancing/further advances, working capital, and trade financing, etc.). Commercial property loans are credit facilities granted to individuals and companies secured by commercial properties in the Macau SAR, including loans to construction companies and loans for property development and investment.
