In July 2026, among 70 large and medium-sized cities, the sales prices of commercial residential properties in first-tier cities generally rose month-on-month, while those in second- and third-tier cities fell. The year-on-year decline in sales prices across first, second, and third-tier cities continued to narrow. 1. The sales prices of new commercial residential properties in first-tier cities rose month-on-month, while those in second- and third-tier cities declined. In July, the sales prices of new commercial residential properties in first-tier cities changed from a 0.1% increase last month to remaining flat. Specifically, Shanghai, Guangzhou, and Shenzhen increased by 0.2%, 0.1%, and 0.2% respectively, while Beijing decreased by 0.3%. The sales prices of new commercial residential properties in second-tier cities changed from flat last month to a decrease of 0.1%. The sales prices in third-tier cities fell by 0.3%, consistent with last month. Out of the 70 large and medium-sized cities, 23 cities saw an increase or no change in the month-on-month sales prices of new commercial residential properties, which is an increase of 2 compared to last month. In July, the month-on-month sales prices of second-hand residential properties in first-tier cities increased by 0.2%, a decrease of 0.1 percentage points from last month. Among these, Shanghai, Guangzhou, and Shenzhen increased by 0.3%, 0.4%, and 0.2% respectively, while Beijing remained flat. Second- and third-tier cities' second-hand residential property sales prices fell by 0.3% and 0.4% respectively, with the decline remaining the same as last month. Out of the 70 large and medium-sized cities, 8 cities saw an increase or no change in the second-hand residential property sales prices, a decrease of 2 compared to last month. 2. The year-on-year decline in sales prices of commercial residential properties in first, second, and third-tier cities continued to narrow. In July, the year-on-year sales prices of new commercial residential properties in first-tier cities decreased by 1.1%, narrowing the decline by 0.2 percentage points compared to last month. Specifically, Beijing, Guangzhou, and Shenzhen decreased by 2.3%, 2.2%, and 2.9% respectively, while Shanghai increased by 3.0%. The year-on-year sales prices of new commercial residential properties in second-tier cities decreased by 2.8%, with a decline narrowing by 0.3 percentage points. Third-tier cities saw a year-on-year decrease of 4.2% in sales prices, consistent with last month. In July, the year-on-year sales prices of second-hand residential properties in first-tier cities decreased by 3.7%, with the decline narrowing by 1.2 percentage points compared to last month. Among these, Beijing, Shanghai, Guangzhou, and Shenzhen decreased by 4.5%, 2.0%, 4.7%, and 3.6% respectively. Second- and third-tier cities experienced year-on-year decreases of 5.1% and 5.8% in second-hand residential property sales prices, with declines narrowing by 0.3 and 0.2 percentage points respectively.
