The Hang Seng Index has recently fluctuated downward again, putting pressure on the investment atmosphere; however, the launch of several notable new property developments for sale has stimulated the mood in the real estate market.
Centaline Property analyst Cen Songqian pointed out that the latest Centaline Property Price Index reports 148.8 points, down 0.08% week-on-week; however, the index has still recorded a slight increase of 0.1% compared to four weeks ago, with a cumulative rise of 10.46% year to date. At the same time, the Centaline Confidence Index, which reflects landlords' selling attitudes, reports 76.8 points, up about 0.3% week-on-week, showing a narrow range of fluctuations. Cen Songqian continued to note that the Hang Seng Index has recently fluctuated again, putting pressure on the investment atmosphere; however, the launch of several notable new developments for sale has stimulated market sentiment. Amid the contest of good and bad news, the confidence index has been fluctuating within a narrow range. If categorized by the three districts, property prices in the three areas show varied developments week-on-week. The latest Centaline Hong Kong Island Property Price Index reports 158.22 points, up 0.76% week-on-week; the Centaline New Territories Property Price Index reports 135.17 points, slightly up 0.04% week-on-week; in contrast, the Centaline Kowloon Property Price Index reports 154.84 points, down 0.55% week-on-week. Compared with four weeks ago, property prices in the three districts also performed diversely, with Hong Kong Island and the New Territories rising by 0.91% and 0.89% respectively, while Kowloon fell by 1.12%; regarding changes in property prices year to date, prices in all three districts have risen, with Hong Kong Island, Kowloon, and the New Territories increasing by 13.15%, 10.64%, and 9.43% respectively. In terms of the ratio of discounted properties, according to the Centaline Property website, the New Territories has the highest discount ratio among the three districts; when further divided into smaller areas, the three areas with the highest ratio of discounted properties are Ngau Tau Kok/Lai Chi Kok, Tsuen Wan, and Tsim Sha Tsui/Jordan. When dividing by unit area, the highest discount ratio is for Class B units with a usable area of approximately 431 to 752 square feet; followed by Class C units, which have a usable area of approximately 753 to 1,075 square feet; and next are Class A units with a usable area of approximately 430 square feet or less.
