Lee Ka Commercial: In July, the number of property transaction registrations for commercial shops in Hong Kong fell by 7.5% month-on-month, ending a five-month streak of increases.
In July 2026, Hong Kong recorded a total of 484 transactions for commercial properties, a slight decrease of 7.5% compared to 523 transactions in June, ending a five-month streak of increases, but still the second highest this year.
Ricacorp Properties (Commercial Properties) director, Huang Yingnian, stated that although new commercial building projects are selling well and the number of shop registrations has once again surpassed 100, this has not offset the decline from the highs in industrial building transactions, resulting in a slight decrease in overall commercial property registration volume in July.
According to preliminary figures from the Land Registry, Hong Kong recorded a total of 484 commercial property transactions in July 2026, a slight drop of 7.5% from the 523 in June, ending a five-month rising streak, but still the second highest this year; the total registered value for the month was HKD 5.801 billion, up 22.4% month-on-month, marking the third highest this year, mainly driven by a higher number of mid-to-high priced commercial building registrations.
In July, registration volumes in three major property categories recorded two increases and one decrease, with commercial buildings seeing the strongest increase of nearly 30%, while shop and industrial building registrations rose by 15.1% and fell by 26.3%, respectively.
Zhu Liangheng, Senior Business Director of the Commercial Department at Ricacorp Properties (Commercial Properties), pointed out that after a strong performance in industrial building transactions in the first half of the year, a correction has finally occurred in the first month of the second half. Data shows that in July, industrial building transactions recorded 235, a month-on-month decline of 26.3%, the lowest in three months, making it the only category to experience a downward trend against the market; the proportion of industrial building registrations for the month accounted for 48.6%, down 12.2 percentage points from 60.8% in June.
The total registered value of industrial buildings in July was HKD 1.301 billion, a month-on-month decrease of 4.1%, still the third highest level this year; the average price per industrial building transaction for the month was approximately HKD 5.536 million.
Regarding commercial building transactions, Huang Yingnian stated that registration volumes have exceeded 100 for two consecutive months, with July's registrations hitting a new high of 142 since February 2021, a 66-month (5 and a half years) high. This July recorded 142 transactions, a significant increase of 27.9% from 111 in June, mainly benefiting from the strong sales at the new project located at 83 Wing Hong Street, which resulted in about 43 registrations; the total transaction value for the month also significantly rose by 38.2%, marking the highest in three months, totaling HKD 3.128 billion and sitting at the third highest level this year.
In terms of shop performance, Zheng Deming, Senior Business Director of Shops, Commercial and Investment Department at Ricacorp Properties (Commercial Properties), noted that after a brief pause in shop transactions for one month, they resumed their upward trend at the start of the second half of the year. Data indicates that in July, the number of shop transactions in Hong Kong totaled 107, a month-on-month increase of 15.1%, returning to over 100 registrations, making it the fourth highest month this year; additionally, the total registered value of shops also increased by 22.8%, reaching HKD 1.372 billion, the second highest month of the year.
