Hong Kong property market: In April, the residential property transaction volume and amount in Hong Kong both increased by more than 14% on a monthly basis, reaching a 2-year high.

In April, Hong Kong residential property transactions recorded 7,729 registrations, an increase of about 14.3% compared to March's 6,763 registrations; involving a total registration amount of about 648.67 billion Hong Kong dollars, an increase of about 14.4% compared to March's 566.87 billion Hong Kong dollars.
Wang Pindi, director of the Hong Kong Property Research Department, stated that according to the comprehensive data from the Land Registry of the Hong Kong Property Research Department, there were 7,729 residential property registrations in April (including first-hand private homes, second-hand private homes and second-hand public housing), an increase of approximately 14.3% from March's 6,763 registrations. The total registration amount was approximately 64.87 billion Hong Kong dollars, an increase of approximately 14.4% from March's 56.87 billion Hong Kong dollars, reaching a new high in 24 months. Given that the time between signing a sales contract and registering with the Land Registry can take some time, the April registrations generally reflect the market conditions of March. The figures reflect that despite tensions in the Middle East starting at the end of February, residential property transactions in Hong Kong remained active, with an increase in both volume and amount, reaching a new high in 2 years. In terms of the performance of residential property registrations in April divided by amount, there were the most registrations for properties valued at over 5 million to 10 million Hong Kong dollars, with 3,408 cases, an increase of approximately 24.4% from March's 2,740 cases. The largest growth came from new developments. There were 1,522 registrations for first-hand private homes valued at over 5 million to 10 million Hong Kong dollars in April, an increase of approximately 82.7% from March's 833 cases. The majority of these new developments include The Wings at Sunrise City in Tseung Kwan O, MIDTOWN SOUTH in Hung Hom, and EAU in Tsim Sha Tsui. There were 1,386 registrations for residential properties valued at over 10 million Hong Kong dollars in April, an increase of approximately 12.1% from March's 1,236 registrations. There were 2,935 registrations for residential properties valued at 5 million Hong Kong dollars or below, an increase of approximately 5.3% from March's 2,787 registrations. In terms of the ranking of residential property registrations by estate, The Wings at Sunrise City in Tseung Kwan O led with 520 registrations, followed by Cloudview in Sheung Shui with 265 registrations, and MIDTOWN SOUTH in Hung Hom with 217 residential property registrations.
