The statistics released by the Monetary Authority of Macau on April 15th showed that in February 2026, both newly approved residential mortgage loans and commercial property loans saw a monthly decrease. In terms of outstanding loan balances, both residential mortgage loans and commercial property loans recorded a monthly decrease.
Newly approved loans
In February 2026, residential mortgage loans newly approved by Macau banks decreased by 58.3% to 660 million Macau Patacas (MOP). Among them, the portion of loans granted to residents, accounting for 99.8% of new residential mortgage loans, decreased by 57.9% to 660 million MOP, while the portion granted to non-residents decreased to 10 million MOP. The average monthly amount of new residential mortgage loans approved from December 2025 to February 2026 was 1.05 billion MOP, a decrease of 15.8% from the previous period (November 2025 to January 2026).
Newly approved commercial property loans decreased by 12.7% to 490 million MOP on a monthly basis, all of which were granted to residents. The average monthly amount of new commercial property loans approved from December 2025 to February 2026 was 510 million MOP, an increase of 5.7% from the previous period (November 2025 to January 2026).
Outstanding loan balances
As of the end of February 2026, the outstanding balance of residential mortgage loans decreased by 0.6% monthly to 204.82 billion MOP, a decrease of 5.6% annually; of which, 96.7% was granted to residents. The outstanding balances of residential mortgage loans for residents and non-residents decreased by 0.6% and 0.5% monthly, respectively.
The outstanding balance of commercial property loans was 136.18 billion MOP, decreasing by 1.0% monthly and 9.1% annually; with 91.4% granted to residents. The outstanding balances of commercial property loans for residents and non-residents decreased by 1.0% and 0.4% monthly, respectively.
Loan delinquency rates
The delinquency rate of residential mortgage loans at the end of February 2026 was 3.6%, remaining stable monthly and annually. The delinquency rate of commercial property loans was 5.5%, increasing by 0.1 percentage points monthly and 0.2 percentage points annually.
Residential mortgage loans are credit arrangements granted to individuals and companies using residential properties within the Macau Special Administrative Region (SAR) as collateral, including for the purchase of residential properties and other purposes (such as refinancing, working capital, and trade financing). Commercial property loans are credit arrangements granted to individuals and companies using commercial properties within the Macau SAR as collateral, including loans for construction companies, property development, and investments.
