SH IND URBAN (00563) announced that on March 13, 2026, the Group successfully acquired the land use rights of the plot located at Unit S04-16, S031102, Xuhui District, Shanghai, China, in a public auction held by the government. The land premium to be paid is approximately RMB 2.675 billion. The Group will enter into a formal land transfer agreement with the relevant government agencies at the appropriate time. The plot is located in Lingyun Street, Xuhui District, Shanghai, between the inner and outer ring roads, adjacent to Shanghai Metro Line 15 Luoxi Road Station and the planned Line 26. The plot has a total area of 27,570.79 square meters and is designated for a mixed-use development project, with approximately 75% for residential development and 25% for commercial facilities. The plot has a plot ratio of 2.0, with a total construction area of approximately 55,141.58 square meters. The average land cost per square meter of construction area is RMB 48,511. Surrounded by high-quality school districts, the 25% commercial portion of the plot can meet the local demand for basic life support, thereby increasing the value of the residential units on the plot. The sale of residential units and the long-term operation of commercial facilities will bring stable cash flow to the Group. The Board of Directors believes that the successful acquisition of the plot in the area will strengthen the Group's strategic land reserve and promote its sustainable development.
