According to analysis of quarterly financial reports from companies including Microsoft Corporation, Meta, Oracle Corporation (ORCL.US), and Amazon.com, Inc. (AMZN.US), among other top cloud computing giants, the total data center leasing commitments for the future have surpassed $700 billion. Over the past year, as tech giants have signed consecutive server room leasing agreements, such future expenditure commitments have continued to rise.
These future leasing costs are additional expenses beyond existing lease commitments and will not be included in the company's balance sheet until actual payment is made. These commitments mainly correspond to data centers but may also include office buildings, warehouses, and other facilities, with some leases containing terms allowing future obligations to be terminated under specific conditions.
In recent months, both Microsoft Corporation and Meta have publicly stated their need for more computing power to support AI product development. Currently, Microsoft Corporation has future leasing commitments of approximately $155 billion, while Meta has $104 billion.
This significant increase in expenditure is particularly notable for Microsoft Corporation - the company had temporarily halted data center leasing expansion in 2025, and the shortage of server room resources has become a core concern for management and investors. In the quarter ending in December of last year, Microsoft Corporation added over 1 gigawatt of data center computing power, roughly equivalent to the power output of a nuclear reactor.
Spokespersons for Microsoft Corporation and Meta have declined to comment.
Overall, Oracle Corporation has the highest commitment amount in data center leasing, as disclosed in the documents submitted on Wednesday, with $261 billion in outstanding leasing commitments. However, Oracle Corporation's latest quarter's commitment size is lower than some peers, primarily because the company had previously signed a significant number of large-scale sites for its extensive cooperation with OpenAI.
