Hong Kong Property: Hong Kong saw a total of 114 transactions of second-hand public housing in January, marking the second-highest number in 19 months.
According to data from the Hong Kong Land Registry, there were 114 registered transactions for second-hand public housing in January. Although this is a decrease of about 40% from December last year, when there were 192 transactions, it is still the second-highest number in 19 months, with over 100 transactions recorded for the second consecutive month.
Director Wang Pingdi of the Research Department of Hong Kong Property said that the Hong Kong Housing Authority began issuing approval letters to successful applicants of "White Willows II 2024" in October last year. With the launch of a new round of White Willows II into the market, the number of second-hand public housing registrations has exceeded 100 for two consecutive months. According to data from the Hong Kong Land Registry, there were 114 registrations of second-hand public housing in January, a drop of about 40% from December last year's 192 registrations, but still exceeding 100 for two consecutive months, reaching the second-highest level in 19 months, an increase of about 22.6% from the average of about 93 registrations per month last year, and more than doubled from the 56 registrations in the same period last year.
Given that the cases registered in January 2026 mainly reflect the market conditions in December 2025, from the signing of the sale contract to the submission for registration at the Land Registry.
In terms of the performance of second-hand public housing registrations in January compared to the same period and the same period divided into three districts, the number of registrations in all three districts increased compared to the same period last year. Among them, the New Territories recorded 77 registrations of second-hand public housing, the highest among the three districts, an increase of about 83.3% from the 42 registrations in the same period last year; Kowloon recorded 29 registrations of second-hand public housing, an increase of nearly 1.64 times from the 11 registrations in the same period last year; and Hong Kong Island recorded 8 registrations of second-hand public housing, an increase of almost 1.67 times from the 3 registrations in the same period last year.
As for the ranking of public housing estates in terms of the number of second-hand public housing registrations in January, Tai Wo Chun Estate ranked first with 7 registrations, an increase of about 1.3 times from the 3 registrations in the same period last year; Tsing Yi Cheung On Estate, Cheung Sha Wan Lei Cheng Uk Estate, and Tai Po Tai Wo Estate followed closely with 6 registrations each. Among them, Cheung On Estate increased by 50% from the 4 registrations in the same period last year, Lei Cheng Uk Estate doubled from the 3 registrations in the same period last year, and Tai Wo Estate increased by 5 times from the 1 registration in the same period last year.
