Hong Kong property market: The performance of Hong Kong second-hand public housing in the fourth quarter was impressive, with a record of 1530 transactions registered, an increase of approximately 20.2% compared to the previous quarter.

In the fourth quarter (up to December 23rd), Hong Kong second-hand residential properties recorded 1,530 transactions, an increase of approximately 20.2% compared to the third quarter's 1,273 transactions.
Director of the Hong Kong Property Research Department, Wang Pingdi, stated that the number of registrations for second-hand public housing in Hong Kong outperformed the market on a quarterly basis and reached a 6-season high. In the fourth quarter (up to December 23), there were 1,530 registrations for second-hand public housing, an increase of approximately 20.2% compared to the third quarter's 1,273 registrations. Wang Pingdi pointed out that the Housing Authority of Hong Kong started issuing approval letters to successful applicants of "White Form Secondary Market Scheme 2024" in October. With the recent influx of new applicants from the scheme, the number of registrations for second-hand public housing has significantly increased in recent months. According to data from the Land Registry, the number of registrations for second-hand public housing increased from 367 in October to 526 in November, and further increased to 637 in the first 23 days of December. In comparison, the fourth quarter (up to December 23) saw a total of 12,083 registrations for second-hand residential properties (including private and public housing), an increase of approximately 1.8% from the third quarter's 11,866 registrations. The performance of registrations for second-hand public housing stood out even more. In terms of the amount of transactions, for the fourth quarter (up to December 23), there were 902 registrations for second-hand public housing priced at 4 million HK dollars or below, the highest among all price categories, representing an increase of approximately 15.6% from the third quarter's 780 registrations. There were 430 registrations for second-hand public housing priced between 4 million and 5 million HK dollars, an increase of approximately 36.5% from the third quarter's 315 registrations, the most significant increase among all price categories. Additionally, 198 registrations were recorded for second-hand public housing priced above 5 million HK dollars, an increase of approximately 11.2% from the third quarter's 178 registrations. Regarding the rankings of housing estates based on the number of registrations for second-hand public housing in the fourth quarter (up to December 23), the top 3 estates showed varying developments. For example, Kowloon Bay Lai Ching Garden led with 36 registrations, a decrease of approximately 5.3% from the third quarter's 38 registrations. However, Tuen Mun Tinsung Court and Tuen Shing Court both entered the top 3, with Tinsung Court ranking second with 34 registrations, an increase of approximately 47.8% from the third quarter's 23 registrations, and Tuen Shing Court ranking third with 30 registrations, an increase of approximately 76.5% from the third quarter's 17 registrations.
