Macau: The average rent for commercial units in the third quarter decreased by 1.1% compared to the previous quarter, while the average rent for residential units increased slightly by 1.0%.
In the third quarter of 2025, the average rent per square meter of usable area for commercial units was 476 Macau patacas, down 1.1% from the second quarter; office units (281 patacas) and industrial units (120 patacas) both saw decreases of 1.7% and 2.3% respectively; while residential unit rents increased by 1.0% to 140 patacas.
On November 14th, the Macao Statistics and Census Bureau released the rental statistics for the third quarter of Macao. The data shows that the average rent per square meter of usable area for commercial units in the third quarter of 2025 was 476 Macao patacas, a decrease of 1.1% from the second quarter. The quarterly decreases for office units (281 patacas) and industrial units (120 patacas) were 1.7% and 2.3% respectively, while the average rent for residential units increased by 1.0% to 140 patacas.
The overall decrease in the average rent for commercial units was mainly due to the impact of new leases with lower rental values. By region, the new reclamation areas of Hac Sa Wan (371 patacas), San Miu Tan area (323 patacas), and Holland Garden area (323 patacas) all recorded a 2.7% decline in rent.
As for residential units, the higher rental values of new leases drove the average rent for the reclamation areas of Hac Sa Wan (167 patacas) and Inner Harbour area (129 patacas) to increase by 3.9% and 1.2% respectively, while Lin Mau Tong area (152 patacas) and Outer Harbour and Nam Van Lake new reclamation area (146 patacas) also saw a 0.8% increase. In terms of usable area groups, residential units below 50 square meters (171 patacas) saw a 2.6% increase in average rent, while those with 100 to 149.9 square meters (128 patacas) recorded a 0.1% decrease.
Compared to the same quarter in 2024, the average rent for office units decreased by 6.0%, while commercial and industrial units both decreased by 2.4%, and residential units saw a 2.3% increase.
