Macau: The average rental price of commercial units dropped by 0.8% compared to the first quarter, while the average rental price of residential units slightly increased by 0.2%.
On August 15th, the Statistics and Census Service of Macao released the statistics for the second quarter of rent in Macao.
On August 15, data from the Statistics and Census Service of Macao showed that in the second quarter of 2025, the average rent per square meter of usable area for commercial units in Macao was 481 Macao Patacas (MOP), a decrease of 0.8% from the first quarter. The rent for office units (286 MOP) and industrial units (123 MOP) fell by 1.3% and 0.1% respectively, while the average rent for residential units increased by 0.2% to 139 MOP.
The overall decline in the average rent for commercial units was mainly affected by the new leases with lower rental values. By district, the rents in San Ma Lo (332 MOP), Ilha Verde (332 MOP), and Seac Pai Van and Areia Preta (461 MOP) decreased by 3.5%, 2.2%, and 1.6% respectively. On the other hand, the rents in Hac Sa Wan and Wai Hon (454 MOP) and the Central district (668 MOP) increased by 0.6% and 0.5% respectively.
The overall average rent for residential units increased slightly from the previous quarter, mainly driven by new leases with higher rental values in high-rise residential buildings. By district, the rents in Inner Harbour (121 MOP) and Coloane (151 MOP) increased by 1.5% and 1.2% respectively, while the rents in Lam Mau Tong (151 MOP) and Taipa Central (141 MOP) also increased by 0.9%. The rent in the new reclamation area in Hac Sa Wan decreased by 1.5%. By size group, the average rent for residential units ranging from 100 to 149.9 square meters (128 MOP) and 50 to 99.9 square meters (138 MOP) increased by 0.7% and 0.3% respectively, while units of 150 square meters and above (124 MOP) recorded a decrease of 1.2%.
Compared to the same quarter in 2024, the average rent for office, commercial, and industrial units decreased by 4.8%, 1.8%, and 0.9% respectively, while the rent for residential units increased by 3.0%.
