SWIREPROPERTIES (01972) announced its mid-year performance for 2025, with a group revenue of HK$8.723 billion, a 20% year-on-year increase; attributable basic profit for shareholders was HK$4.42 billion, a 15% year-on-year increase; basic earnings per share were HK$0.76; and a first interim dividend of HK$0.35 per share. The increase in basic profit by 15% to HK$4.42 billion in the first half of 2025 mainly reflected the sale of interests in Brickell City Centre mall, parking spaces, and certain shared facilities, as well as the profit from adjacent land to the Brickell City Centre mall. At the same time, attributable recurrent basic profit for shareholders decreased by 4%, from HK$3.57 billion in the first half of 2024 to HK$3.42 billion in the first half of 2025, primarily due to a drop in rental income from Hong Kong office buildings and increased expenses related to sales and marketing for upcoming residential projects over the next few years. The fair value loss on investment properties in the first half of 2025 was HK$4.68 billion, compared to HK$0.879 billion in the same period of 2024. The fair value change on investment properties is non-cash in nature and will not have any impact on the company's operational cash flow or attributable basic profit for shareholders. The company's balance sheet remains strong, and the fair value changes are not expected to have any impact on the company's investment strategy.
