Chen Haichao said that the preliminary estimate is that the number of registrations for the sale of first-hand private residential properties in Hong Kong in June will eventually reach about 1,980, an increase of approximately 23% from the 1,607 in May, setting a three-month high.
Chen Haichao, director of the Ricacorp Properties research department, stated that from mid-May to early June, there was a breakthrough in the negotiations of the Sino-US trade war, and the turmoil began to settle down. Coupled with a sharp drop in Hong Kong dollar interest rates, this reduced the burden of housing supply and stimulated the willingness of buyers to enter the market. The new phase of the Sai Kung project coincided with this period and continued to sell out each round, with at least over 700 units expected to be sold in the registration numbers for June. Along with many remaining units being reintroduced and performing well, this is likely to further boost the number of registrations in June. Initial estimates suggest that the final number of registrations for the sale of Hong Kong first-hand private homes in June could reach around 1,980 transactions, an increase of about 23% compared to May's 1,607 transactions, reaching a three-month high. Chen Haichao stated that the low-priced sale of new properties received enthusiastic responses, and it is expected that following a slight increase in registrations from May, the numbers for June will reflect a flourishing Hong Kong property market in May. This could result in two consecutive increases with an expanded growth rate. According to data from the Hong Kong Land Registry, a total of 1,607 transactions for the sale of first-hand private residences were recorded in Hong Kong in May 2025, an increase of 4% compared to the 1,538 transactions in April and the second highest level in nearly six months. The total value of registrations in May increased by 8%, reaching HK$145.16 billion, the second highest in the past six months.
