According to data from the Centaline Mortgage Research Department and the Lands Registry, Hong Kong recorded a total of 732 subsidized housing mortgage registrations in March (mainly for Home Ownership Scheme and other subsidized housing), a decrease of 69.5% from February's 2398 registrations, hitting a three-month low, with the main reason for the decline being that several public housing projects that moved in during the first quarter of this year have completed the approval process.
In the first quarter of 2025, there were a total of 4110 subsidized housing mortgage registrations, a significant increase of 68.6% from the same period in 2024 when there were 2437 registrations, setting a new high for the first quarter in the past two years, and a 64% increase from the 2502 registrations in the fourth quarter of last year.
In addition, BOC HONG KONG (02388) continued to be the top player in the market for subsidized housing mortgage registrations in March with a market share of 52.5%. Not only did they rank first in the market for the first quarter of this year, they have also held the top spot for 20 consecutive months.
Wang Meifeng, Managing Director of Centaline Mortgage, expects the number of subsidized housing units completed in 2025 to increase to over 10,000, more than doubling from the previous year. The latest round of "White Form Secondary Market" also added 1500 quotas for the "Youth Programme", bringing the total quota to 6000. Successful applicants are expected to be eligible for purchase as early as the second half of the year, which is expected to drive an increase in subsidized housing mortgage registrations this year.
